Design and Build. Why Design Build?
To some residing in Colorado it might be a new term, yet informally it has been around for millennia and in 1993 DBIA (Design Build Institute of America, “member”) formed and has been growing ever since.
What is Design Build?
From building a custom home, to an addition including she-shed, one has a thought, which becomes a sketch ahhh a “Design”, that becomes reality and get’s “Built.”
Design ~ Build was primarily for larger projects, but in the case of residential projects, “YOU” the homeowner would have to hire an architect who will draw up your design. Then once you and the architect have come to a final design, if it is structural and there are load barring walls, whereas footers are needed etc.… a structural engineer will have to be brought in. Therein, dependent upon the size of the project this without the engineer will cost on average of $ 300.00 an hour, which if they are professionals is charged by the hour per architectural fees. Notwithstanding, dependent upon one’s project this could see prices onwards and upwards of 30k.
Earlier I stated that there are a lot of moving parts in one’s project. Whereas at this stage, it is best to bring in the contractor and interior designer to help with the layout and final designs. This will save the homeowner money on the back end, as they might have ideas, which will require change orders. As with everything in life, there can be attributes to having a change order through a project and they can also be hindrances regarding time and money.
After all the previous fields have finalized everything, it is now time to apply for the permits. Some of the aforementioned fields will have subs or individuals they have worked with in previous projects which they will recommend. Including, and dependent upon the size and scale of the project one might suggest bringing in a Super, (superintendent) for the project.
Not that every project needs a superintendent, but typically there is a project manager, and for each profession as stated, has a department head, or somebody in upper-level management who will be supervising them, checking in on their work per HR and the company manual per litigation, before you can get your signoffs, which adds additional time and monies per each project.
How many professions did we just list, with two people per profession? Now multiply each profession “X” 2 at their respectively hourly rate “X” hour spent on your project. How much did each profession charge you the homeowner?

Or, when the in-laws arrive and ask why the bathroom is only a 3 piece and not a 5 piece, thus creating a change order, which will almost add time and monies to a project.
